A London-headquartered planning and development consultancy, employee-owned since April 2025, with offices including Manchester, Birmingham, Edinburgh and Glasgow.
Iceni Projects is a property and planning advisory firm that helps people who want to develop land and buildings. A 2026 press article lists its services as planning, archaeology, stakeholder engagement, masterplanning and urban design, economics, heritage, transport, landscape, sustainable development, environmental impact assessment management, and Development Consent Order applications, which are the route used for very large national infrastructure projects. It also advises on renewable energy and transport-focused development after its recent growth.
The firm is headquartered in London and, according to that 2026 article, has five offices, including Birmingham, Edinburgh, Glasgow and Manchester, with 194 staff across them. A 2017 article records that the Manchester office launched in 2016, alongside offices in Glasgow and London, and that it had seven staff then, which shows how the firm has grown. The firm became employee-owned in April 2025 and in April 2026 bought RJP Town Planners, a firm founded in 2011 by Ruth Jackson that specialised in complex transport-oriented development and infrastructure. Ruth Jackson became its director of planning.
We could not find a published mission statement. Chief executive Ian Anderson said of the RJP deal that it is "about strengthening the business with good people who add real capability", and the company describes itself as a community of development professionals. That is the closest we have to the firm's own words on its aims, and it is a comment on acquisition rather than a mission. We have not made one up.
The Manchester office has 13 staff according to the 2026 article, and the 2017 article shows the firm hiring recent planning graduates who studied subjects such as geography and planning, and urban regeneration. Recent North West projects named in the 2026 piece include 500 homes at Lostock Hall Farm, the redevelopment of Russell Scott Primary School in Denton, and the ILP North logistics scheme. Earlier, it worked with Urban Splash in Liverpool and Manchester.
Roles in a firm like this are mainly planners and associates, but also include archaeologists, economists, urban designers, heritage and transport specialists, and engagement staff who talk to communities. People named in the press include Ian Anderson, Ruth Jackson, Marc Zablotny and Tillie Baker. If you enjoy geography, history, economics or design, and like the idea of working on real places across Britain, this is the kind of company where those interests can be used.
