A Newcastle-headquartered UK property services group behind estate agency brands such as Your Move and Reeds Rains, plus surveying and other services.
LSL Property Services is a UK company that offers services to people buying, selling and renting homes, and to the lenders and advisers who support them. According to Wikipedia it describes itself as the second-largest estate agent chain in the UK, with about 183 branches, some run as franchises. Its best-known brands are Your Move and Reeds Rains. It has also been described, in its own 2011 announcement, as the largest letting agent and residential surveyor in the UK at that time, so a good part of the group's history is about surveys, lettings and mortgage advice as well as sales.
The business traces back to estate agencies that insurer General Accident bought between 1985 and 1988. By 1989 it owned 69 agencies. Your Move took its name in November 1999, after General Accident merged with Commercial Union. A management buyout in July 2004 created a new independent company, it bought Reeds Rains in 2005, and it joined the London Stock Exchange in 2006, taking the name LSL Property Services. Reeds Rains has a longer story: Samuel Rains started a rent collection business in Manchester in 1868, and in 1982 it merged with Reeds Petty. Its website says the two names were chosen by a coin toss.
LSL is headquartered in Newcastle upon Tyne. Reeds Rains says it has over 100 branches across England, Wales and Northern Ireland, with towns named in its reviews including Burnley, Dartford, Consett, Lisburn, Morley and Grimsby. Its branches are run by independent franchisees under licence. The famous London brand Marsh & Parsons, which LSL bought in 2011, was sold to the London agency Dexters in January 2023, so it is no longer part of LSL. We found no statement of the group's overall headcount.
We did not find a mission statement on the pages we read, and we have not invented one. Reeds Rains describes its approach as local knowledge, expertise and friendly staff, and says it has been involved in its communities for over 150 years. The Reeds Rains website also says it has a 4.7 rating from over 25,000 reviews, which is a claim by the company. The group has had several chief executives, and Adam Castleton took on the role in May 2025 after serving as finance director.
Estate agency branches employ negotiators, valuers, lettings and property managers, and branch managers. Behind them, a group of LSL's size needs people in customer service (it advertises home-move consultant and administrator roles), finance, compliance, IT and marketing. Franchise models also mean local business owners who employ their own teams. If you enjoy talking to people, organising details and helping someone with one of the biggest decisions of their life, these are good places to look.
