Modulous

A London construction-technology company that helps housebuilders design, cost and deliver modular homes using a standard set of parts built near the building site.

About Modulous

Modulous is a London company that makes software and systems for building homes in sections, known as modular housing. Instead of building one big factory, it uses a "Kit of Parts", a standard set of building components, and a digital platform that handles design, costing and planning. Suppliers send these sub-assemblies to temporary assembly spaces close to the building site, where local workers put them together into finished modules. Modulous says this means a developer does not need its own factory. The platform also gives 3D images, detailed cost plans and return-on-investment checks, so architects can show clients design options in a day rather than spending weeks on speculative work.

The company was founded in 2018 in London. A 2021 article on UK construction start-ups lists the founders as Chris Bone, Chris Mortensen, Markus Cosmann, Reimell Ragnauth and Romill Bettany, and Chris Bone is the chief executive. Its stated purpose, according to its Welcome to the Jungle profile, is to reduce the global housing shortage by cutting waste and raising quality and performance in building, using the phrase "eliminate the global housing deficit". Mr Bone has said that modular delivery is really the only way the housing crisis can be resolved. The company also says it wants lower-carbon, energy-efficient homes, more certainty on cost, fewer components and non-toxic materials.

In the UK, Modulous is based in Holborn in central London, at the Greenworks building on Princeton Street. The profile lists a team of between 21 and 100 people. It works with housing developers and contractors across England, where the company estimates that millions of homes are still needed. We did not find named project sites in the sources we read, so we cannot say where its homes have been built.

Its own profile describes an active and social team, with weekly wellbeing sessions, monthly socials and fundraising events, as well as flexible working, a cycle-to-work scheme and generous annual leave. It says performance is discussed through what it calls "Big Picture Measures" and six-monthly reviews. These are the company's own descriptions of its culture and we have not checked them. The profile does not list formal company values.

A company like this employs a mix of people. There are software developers and data specialists who build the platform, architects and design technologists who shape the Kit of Parts, cost planners and quantity surveyors who price homes, and supply-chain and project teams who coordinate suppliers and sites. If you enjoy design, maths, computing or the practical side of how homes get built, this is a good example of how those subjects meet in construction. Check the company's website for what it does today, as our newest source is from 2022.
