Quintain

A London property investor and developer best known for Wembley Park, one of the UK's largest build-to-rent neighbourhoods.

About Quintain

Quintain is a British property investment and development company based in London. It focuses on urban regeneration, mixed-use and build-to-rent, which means homes built to be rented long-term. It is best known for Wembley Park, around Wembley Stadium, where it has an 85-acre site. Wikipedia reports over 5,000 homes in the area, 3,650 of them managed as build-to-rent by Quintain Living. A 2018 to 2019 industry interview said 95% of the company's people and resources went to Wembley Park, and that it aimed to create one of the biggest single build-to-rent developments in the UK.

In that interview, the chief executive described the chance to shape an area almost from scratch, where there had been car parks and weak commercial space, as a unique opportunity. Because Quintain owns the freehold, it can plan a whole neighbourhood and not just separate buildings. Its incentive, he said, is long-term: it wants Wembley Park to be attractive for people to live, work and play. The interview said more than £2bn had been invested, 3,500 residents lived there and over 14 million visitors came in a year. We found no formal mission or values statement on the pages we read.

Adrian Wyatt and Christopher Walls founded Quintain in 1992, and it listed on the London Stock Exchange in 1996. It bought land around Wembley from 1997 to 2002 and grew its holding there. It was later taken private by Lone Star Funds in 2015, after which it switched from building homes for sale to rented homes. By 2019 James Saunders had become chief executive, and Wikipedia says James Riddell replaced him in December 2025. Its UK presence is therefore strong: a London head office and a major neighbourhood in north-west London. The interview said it was also considering Dublin and other UK cities.

The company's own words describe a high-calibre team and a high proportion of locally recruited labour on its building sites, and its main contractors have included Wates, John Sisk & Son, McAleer & Rushe and McLaren. Those are the company's statements. We did not find first-hand pages on employees or internal culture, so we are not describing them. Quintain Living runs the resident experience in its homes.

The work behind a place like Wembley Park includes development and planning teams, architects working with the company, construction and project managers, resident and community teams, lettings and customer service, marketing and events, asset management, and finance, legal and technology functions. Wembley Park shows how a property company can become the organiser of a whole neighbourhood, including homes, shops, venues and public spaces. Its own website, wembleypark.com, is the best place for current detail.
